Does sanitizing actually fix a duct odor?

Only if the source is gone first. Sanitizer applied over settled dust just coats it. The order matters: mechanical cleaning, then treatment. In pre-1960 homes near the river corridors and older central neighborhoods, the odor usually lives in the crawlspace sheet metal. Joints separate. Mastic cracks. Rodents nest inside the run.
